What are deemed rental expenses?

Individuals can claim 15% of gross rent as expenses without receipts, and still deduct mortgage interest on the property.

Can I claim actual expenses instead?

Yes. You can claim actual deductible expenses with records instead of the 15%; mortgage interest is deductible either way.

How do joint owners declare rent?

Each owner declares their share of the rent and expenses, usually by ownership share.
